Calculating monthly rent

Whale allows properties to use monthly rent to determine the appropriate deposit amount to collect (e.g. security deposit = 1x monthly rent). Here's how Whale determines the current monthly rent for a lease based on the PMS.

Entrata

To calculate monthly rent for Entrata, Whale sums all scheduled charges where the chargeType = Base Rent and frequency = Monthly.

Yardi

To calculate monthly rent for Yardi, Whale sums leaseFile.get("MonthlyRentAmount") with the amounts (positive or negative) for any charge codes provided during the integration to accommodate any lease-specific adjustments (e.g. "CredPref" for rent controlled units).

Appfolio

For Appfolio, Whale uses the “Rent” field from the Tenant Directory report for monthly rent.

RealPage

For RealPage, Whale uses the “Lease Rent” field from the Lease Details report for monthly rent.
