Lease and deposit statuses

In Whale Admin, it's possible for a single lease to have multiple deposits (e.g. a security deposit and a pet deposit). Each individual deposit has its own status and there are also parent level statuses representing the overall state of all deposits associated with a specific lease.

Here's an overview of the different statuses

Lease Level Statuses

  • Pending Approval: All deposits have a status of Pending Approval.
  • In Progress: The lease has at least one deposit with a Requested or Reversed status.
  • Locked: The lease has at least one deposit with a Locked status and none with a Requested or Reversed status. 
  • Moved Out: The lease has ended and Whale has sent any Charges owed to the property and unlocked the remainder for the renter.
  • Canceled: The lease only has deposits with a Canceled or Pending Approval status.

Deposit Level Statuses

  • Pending Approval: Whale has not yet requested any deposits because the deposit has not yet met the minimum requirements to trigger an invite. 
  • Requested: Whale has requested the deposit but the renter has not funded their account.
  • Reversed: The renter completed the deposit request and the deposit was confirmed with the property, but the transfer was later rejected and needs to be re-collected. This typically happens because the renter claimed the transaction was fraudulent so the bank or credit card company reversed the charge.
  • Locked: The renter has completed the deposit request and the funds are locked in their Whale account for the duration of the lease. 
  • Moved Out: The lease has ended and Whale has sent any Charges owed to the property and unlocked the remainder for the renter.
  • Canceled: The deposit request has been canceled. Hover over the tool tip in Whale Admin to see the reason why.

Hint: You can filter to different lease statuses in Whale Admin to see all leases in a specific state (e.g. all leases with fully paid deposits that are locked).
